Trustpoint Property Solutions LLP, strives for excellence in Property Management Services (PMS) with a laser focus on Vendor Management. Facilities Management, we believe,  is neither a shortcut nor a rocket science. It needs daily diligence and mastering the rigor of doing the 'routine' (monotonous) activities, come what may.   1. Facilities Management:

We take over the entire Facilities Management functions in the property which include: Housekeeping, MEP (Mechanical, Electrical, Plumbing), Horticulture, Pest Control inter alia. We will deploy the entire staff as per requirement of the customer and monitor their activities daily. Fees: We will charge costs and management fees for this service.

2. Cost Optimization: 

We constantly undertake cost optimization on our client sites. We strive to identify opportunities for Cost Savings in day to day Facility Management Activities without compromising on quality. For us Effectiveness (Good results) must come with Efficiency ( Optimal costs). Fees: This service is offered free of cost to the client. 

3. Revenue Generation:

We will identify opportunities of increasing revenues for our customers. This will be in the domain of Boarding & Lodging, Restaurant business or suggestions for new vendors. Fees: We will have a revenue-share model. We will take a share of the incremental business that we generate for the customer. 

4. Tenders and RFQs:

We undertake designing and implementing Tender & RFQs (Request for Quotes) for major capital expenditure like major equipment (like generators, Lift replacements etc) or major projects like Solar Installations. Fees: We will take a fixed management fee as a percentage of total cost of the project.

FORT Commercials:

  1. We charge costs of Facility Management and a Management Fee for providing the service

  2. Cost Optimization activities are free to the client. 

  3. Revenue Generation activities will come with a revenue-share model. 

  4. Tender & RFQs will be executed as a percentage of total cost of the project.

Our Story

Shiv Vadrewu & Bhagirathi Vadrewu  identified lack of operational rigor in Vendor Management as the root cause for poor Facility Management experiences (indeed, ordeals). In bootstrapped or excessively cost-conscious organizations like NPOs (Not-for-profits), Facility Management can take a plunge. This  downward spiral results from what we call a: 'penny wise, pound foolish' approach. Scrimping on payments to vendors and customer-facing staff leads to low competence or even,  unethical behavior. Poor daily vendor-supervision further exacerbates the customer-experience.   These are catastrophic for  the reputation of the organization and the NPO-sector; which further worsens  the challenge of attracting good talent. 

We have worked closely in RWA (Resident Welfare Association). We are operating a non-profit low-budget hotel in Shirdi, which gives us the necessary insights into the unique challenges posed and solutions required for effective Facility Management in this industry. We believe, that a fierce cost-optimization is part and parcel of efficient Facility Management. We deliver that.

  2. Trustpoint drives rigor in daily monitoring & monthly evaluation on agreed KPIs with vendors. 

  3. Trustpoint does not engage in contractual engagements directly with vendors, but facilitates the engagement between Properties and Vendors for a management fee.

  4. This minimizes the vendor operating expenses  for the clients since Trustpoint does not charge any mediation-fee on payments made by clients to vendors.

  5. Similarly, Trustpoint undertakes Purchase Process project-execution either for vendor-finalization or on a turnkey basis for milestone-based management fee payments. 

  6. Trustpoint also undertakes value-adding consultations on talent assessments and business development in FMCG & Consumer Durable Industries.
